When your property has been damaged, the last thing you want to have to do is jump through numerous hoops to file a claim. Luckily, with Damage Protection by Safely, you don’t have to.

Safely integrates seamlessly with Lodgify, eliminating the need to log into an external site. Sign up, manage your coverage, and handle claims directly within the Lodgify platform.

You have 60 days after guest checkout to file a claim, and most claims are paid in around four business days. Submitting a claim only takes five minutes. It’s that easy.

Relax—your properties are covered

Unlike OTA-specific insurance, Damage Protection by Safely covers all your reservations, across all your booking channels and your direct booking site. Coverage includes both the structure and contents of your property for all new arrivals made after you sign up.

That being said, what our damage protection doesn’t cover is vacant nights and owner stays. In contrast to traditional insurance, you only have to pay when there’s actual risk of guest damage.

Eliminate security deposits

Are you still using damage deposits? While damage deposits give the illusion of security, you’re left exposed to multiple risks.

Deposits can only be held for a limited time and for a limited amount. Collecting deposits often results in guest disputes and can impact your ratings accordingly. Issues with credit cards (due to expirations or blocked funds) are becoming more common, leading to negative impacts on your reservation and check-in process.

What does Damage Protection by Safely cover?
Damage Protection by Safely covers all your new arrivals, from all your booking channels, that are made after you activate your coverage. Note that only reservations that have actually been booked are covered, and that coverage starts at the time of check-in.

What are the requirements?
To be eligible for Damage Protection by Safely, Lodgify users must have:

-A billing address in the U.S.
-Property in the U.S. (exception: properties in New York State and the U.S. territories are not eligible)
-Property with a foundation (RVs, tiny homes, tree houses, and other structures without foundations are not eligible)

Damage Protection by Safely is not available for room types (a legacy feature) or bookable units.
How much does it cost?
Damage Protection by Safely offers four policies with varying coverage amounts, giving you the flexibility to select the coverage that best meets your needs and budget. Safely coverage is only active during the reservation period, meaning you only have to pay for nights that a guest is staying in your home.

Nightly prices are as follows:

-$1,500 in contents and dwelling coverage per booking: $5.40 per night
-$3,000 in contents and dwelling coverage per booking: $6.14 per night
-$5,000 in contents and dwelling coverage per booking: $7.14 per night
-$10,000 in contents and dwelling coverage per booking: $7.89 per night

All Damage Protection by Safely plans have a $0 deductible.
How will I be billed?
Safely will send you an invoice directly mid-month for reservations insured during the previous month. You won't be charged for reservations that were canceled prior to check-in, and changes to booking dates will be automatically adjusted.

In your first invoice, there will be a link to set up your payment details. You may pay by credit card (a 3% fee applies) or by Bank ACH. After you set up a payment method, payments will be automatically applied using your designated method 10 days after the invoice is sent.
When does the coverage start?
Coverage starts for future arrivals the moment you sign the Safely Customer Agreement.
If I add more properties to Lodgify, will they be covered automatically?
In this case, you will need to go to the Damage Protection by Safely - Settings page and activate it for any new rentals.
Can I have both a Lodgify security deposit or pre-authorization and Damage Protection by Safely?
Yes, you can choose to have either or both of these options. The security deposit specifications in the Policies (Settings) section of your Lodgify account will not be affected by your enrollment in Damage Protection by Safely.
How can I sign up?
You can sign up for Damage Protection by Safely directly from your Lodgify account. For step-by-step instructions, visit our Knowledge Base.
How can I file a claim?
Submitting a claim takes only five minutes. From the Reservations section of your Lodgify account, simply choose the reservation you need to file a claim for, click File a Claim, and fill out the necessary details.

Your claim will change to a Pending status upon submission and will be updated as Safely processes it. If you have any questions about your pending claim and its progress, you can click on the Manage Claim on Safely link.
Will my OTAs' damage protection programs work with Damage Protection by Safely?
Yes. While Damage Protection by Safely will be your primary option for guest-caused damage, it does not cover liability, so you still have the option to use liability protection through the OTAs you list on.
